One of the great debates in Real Estate involves the primary residence… “Is your Home an asset?” Some will say no because you do not receive cashflow from your home… Therefore, you don’t bring in monthly income and that means it is not an asset. Just sit down and add up all the maintenance costs, mortgage etc and you can see how much you pay for your home… that would be negative cashflow…

Others argue that primary home ownership is one of the best ways for families to build wealth via equity. Now, this is true, but this strategy only works if home prices increase and you can use that equity at some point.

The Darwinian Doctor explains how you can have the best of both worlds… keep a primary home and turn it into an asset. He outlines some great strategies in the PPhREI network post of the week..

How to Transform Your Home From a Liability into an Asset

The Prudent Plastic Surgeon walks us through Deal Analysis # 4. This is a great post because it goes through the full analysis that Dr. Frey performs when purchasing an investment property. It also demonstrates that you do not need to purchase million dollar properties to get started in this space and see some significant returns. 15k in cashflow may not seem like a lot to some but when you multiply that by 4 its 60k per year. You can see that cashflow can really start to add up quickly. 60k a year can be 10% or maybe even 20% of your annual income depending on your specialty. That can have a major impact on your finances and does not even factor in equity wealth building… Check out the post it is awesome…
